Which Lease Term Is Best for Me? One Year or Two Years?

Once your application is approved by the landlord, he will offer you lease term options. Before you make a hasty decision to settle for the two years lease term, Denver property management and houses advice you to mull things over first.

One year lease term
This lease term is the most popular lease term option among home rentals. A year gives you ample time to decide if you want to keep renting the unit or if you want to move out. If you are not sure how long you want to stay, this lease term is ideal for you because of its flexibility; if you want to move out after 12 months, you will not incur a penalty for breaking the lease. If you have been a good tenant, your landlord will renew your lease with minimal fuss.

Two years lease term
If you are happy with the apartment and would like to stay longer, choose the two years lease term. You might have to pay penalties if you do want to break your lease but there are other benefits you can enjoy. In the event the landlord decides to raises the rent, he has to wait for 24 months before he can impose the change. Another benefit is that you will not have the annual worry of whether or not your landlord will renew your lease.
