Planning for Emergencies

Emergencies can happen anytime. The best thing to do is to be prepared for disasters, before it happens. With an emergency plan, landlords and tenants will be able to know what to do in case an emergency happens.

Provide tenants with emergency numbers.
Before tenants move in to their home rentals, give them a list of emergency numbers such as the police department, fire department, gas company, electric company and emergency medical services. These numbers should be placed in a visible area like the living room door or next to the telephone.

Fire drills and other emergency procedures.
 Once in a while, conduct fire drills so that tenants will know what to do and where to go in case a fire happens.
 Educate tenants how to use a fire extinguisher if possible.
 Orient tenants on how to turn off the main water valve.
 For gas leaks, instruct tenants to call the fire department and the gas company as soon as possible.

Educate tenants on the things that are considered emergencies. These include:
 Breach of security and domestic violence
 Gas leak
 Fire
 Major structural damages
 Health concerns

Advice tenants to obtain a renter’s insurance.
Property management companies in Denver area encourage you to advice your tenants to get hold of a Renter’s Insurance. The insurance will protect the value of the tenant’s possessions for damages sustained during natural disasters and theft.
